Refurbishment of Life – David’s House, is pleased to have the opportunity to speak with you. Refurbishment of Life – David’s House have plans and strategies to implement safe conducive low-income housing for disenfranchised citizens across all demographics. We research and locate solid properties with value add. The Federal, State, County and City affordable housing programs shall be implemented, the homeless citizens will have safe warm housing over their heads, warm walls around them and solid floors beneath their feet.
Refurbishment of Life – David’s House Community Housing Programs are an array of strategies that shall mitigate Harris County and the city of Houston, Texas homelessness via Section 8 voucher programs of the County and City. The corporation shall implement the Veterans Administration per diem housing programs for homeless veterans.
The low-income housings for veterans shall provide transportation to medical appointments and other intrinsic appointments. The Organization shall implement City Transitional shelters, County and City Voucher programs, Home ownerships programs and State and City Alternative housing programs.
The properties shall be brought up to the American Disability Act- ADA. The corporation shall implement the county and city low-income housing and transitional shelters.
The corporation has strategies to implement homeownership programs by acquiring single family homes, multifamily properties with solid value add.
We shall implement a food pantry and clothes closet for mothers and children up to the age of 15 and day-care programs.
Executive Summary Operating as a 501(c)(3) Nonprofit Organization whose partners are professional Realtors, Accountant/IRS Earned Agent, an Ex-Felon having lived in transitional housing, successful Business Managers and Project Developers with a combined 40 years of experiences and education.
Our single family residences are (in essence) a community within itself though the housing unit may or may not be in one gated (private) community.
We are the community of today and tomorrow. We are more than traditional transitional housing managers or landlords.
We are a social group of varying size whose members reside in a specific locality, share government, and have a common cultural and history heritage coming from disruptive families, criminal experiences, lack of education and shared rejection (acceptance) by/into mainstream American population.
Resident’s of David’s House, Refurbishment of Life shall provide what a user of our comprehensive affordable housing programs shall expect to see future hope for themselves and for their child/children – being productive members of their community and society.
The Organization shall implement several strategies to provide affordable housing to homeless citizens and access to other services to assist them in their life needs across an array of demographics and with oblique value add strategies.
Our organization shall provide services such as image and self development, parenting classes, occupational skill development, entrepreneurship development, family management, budget management and development.
We do not duplicate community services that are already existing successfully. We are resources oriented.
Our top challenges to meet are: Being able to fill tenancy fast enough to create or maintain momentum and establishing viable network partners. We, the board of directors, operating through our executive manager, plan to overcome these initial challenges through due diligence in marketing campaigns, developing fiscal partners contracts, developing communications with local legislators, developing goodwill with local community residents through regularly shared information, and constant interaction with tenants (and their children).
The Organization have affordable housing strategies to implement homeownership programs by acquiring single family homes, multifamily properties with solid value add. We shall implement a food pantry and clothes closet for mothers and children up to the age of 15.
One of the potential areas of economic growth in the next decade is likely to be housing construction. The housing situation is in crisis. After the initial population loss between 2015’s to the 2020's, the population rose dramatically in the late 2015's and increased by close to 10% officially in the last decade. Unofficially, we believe the growth was even more dramatic, if only because of the number of immigrants (1/3rd of the community) and the potential for under-reporting in a region where large families, language skills, and closed communities make official census reporting extraordinarily difficult.
Thus, the need for affordable housing shall be the primary province of the organization, we will have the backing of community support and the capability of producing affordable housing for the residents of the local communities within Harris County, Texas and surrounding areas. This will be especially true in the neighborhoods where there is a preponderance of vacant and distressed properties that can be acquired and refurbished to provide safe and conducive affordable housing.
New ways must be found to finance and construct affordable housing. Most of the new construction was for market rate units, which had no effect on the population requiring assisted affordable housing. None.
The vacancy rate of all rental housing in the City is under 28% and in the neighborhoods the shortages are even more severe. There is no available public housing and there are over 200,000 families on the waiting lists. There are large numbers of substandard and deteriorated units and many abandoned buildings.

The Organization is a diverse collection of many communities which includes multifamily and mixed use residential and retail for what tenants shall come to need. The Organization is an ethnic blend with a predominance of Minorities. The population has been in continual decline throughout the 2015's - 2020's.
One cause of the population exodus has been the decline of the previously dominant manufacturing base that sustained the community throughout the years between the world war to the 2015’s. The Organization is particularly vulnerable and dependent on expanding employment opportunities for both cultural and demographic reasons.
Culturally, the predominance of Hispanic and Black and White populations feature large extended families with many children and therefore require greater financial resources to sustain themselves in difficult times. Furthermore the Black population is confined to distressed and left behind areas and are unable to search for opportunities elsewhere.
Demographically, the population of these neighborhoods are unusually youthful. More than one third of the population is under 28 years of age with the majority under 18.

The Organization shall implement programs for affordable home ownership for domestic abuse and victims of violence with or without children/child which the organization envision is multifaceted, comprehensive and innovative. These neighborhoods have a tremendous need for additional assisted affordable housing with vacant land and appropriate sites.
The Housing component will provide aid not only to those families requiring assisted affordable housing but also to those individuals and families left homeless after life’s tumultuous turn of events.
We anticipate that 50 percent of the units will be set aside for transitional housing for homeless individuals that are victims of life disasters. Social and other necessary services will be provided to them via our resources. The Housing component will be financed through the real sincere grantors whom we have the same community and societal uplift.

It is clear from even a cursory reading of the data that there is a drastic need for construction of affordable units and the organization’s community housing programs initiative will play an essential role in solving these affordable housing problems.
